When you have to pay
This page tells you how quickly the money is due once you have been offered a plot in Dholera. It matters because the whole price falls due inside six months, and the clock starts on the date of the letter rather than on the date you sign a lease.

In plain words
You pay in three instalments and the last one is due 180 days after the allotment letter. First comes 10 per cent of the total cost, and that has to be paid within 10 days of the date on the letter. Then 30 per cent by day 90. Then the remaining 60 per cent by day 180. An allotment letter is the paper that tells you the plot is yours if you pay, so accepting it and paying the first slice are the same act.

What the three stages actually mean for a buyer
The important detail is what the clock is tied to. It runs from the date printed on the allotment letter. It does not run from the day you sign the lease deed, and it does not run from the day you take possession. If the letter is dated the first of a month, day 10 is the eleventh of that month whether or not anything else has happened.
The second detail is that the first payment is described as acceptance. The policy puts the acceptance of the letter and the down payment in the same sentence, so paying is how you accept. There is no separate acceptance step that buys you time.
The third detail is that the schedule is written against total cost, not against a deposit or a booking amount. Ninety per cent of the money is due in two payments inside six months of a letter.
The same schedule applies whichever route you came in by
Land in Dholera Special Investment Region is handed out by auction, by tender or by direct allotment. The policy sets out each route separately, and then repeats this same payment schedule inside each one. The register notes it on pages 14, 15, 17, 19 and 20 of the policy as well as on page 13.
So winning an auction does not put you on a gentler timetable than applying directly. The one difference is that money you already put down as earnest money is set against the first ten per cent, which is covered on the page about what you pay just to bid.
What happens if a date slips
The policy does not treat a missed date as an automatic cancellation. It provides for an extension window with interest attached, and that window has its own clause and its own rate. That is set out on the page about missing a payment date.
What the policy does not do anywhere is refund you. If you decide after paying that you no longer want the plot, the money already paid is forfeited. See handing a plot back.
What this page cannot tell you
It cannot tell you the amount, because the amount depends on the rate and the area, and no document in this source set states what any named company actually paid. The published asking rates are on the rates page. Why no real transaction price appears anywhere is set out on what allottees actually paid.
