The answer, first
The longest land lease term permitted in Dholera Special Investment Region is 99 years, which the DICDL Land Allotment Policy sets for allotment generally and repeats for recreation parks, sports complexes and its own standard deed. The shortest is 15 years, for parks. Six clauses state a term. Last verified 4 August 2026.

How this list is ordered, and what would move a rank
The rule. Clauses are ordered by the number of years they state, longest first, and the hedging word the policy uses is printed beside every one of them. Not exceeding 99 years, maximum of 99 years and up to maximum of 99 years are three different phrasings of the same ceiling, and they are shown as three rows because they are three clauses. Where the number ties, the clause name orders them.
What these are not. Permissions, not holdings. Every row is what the policy allows for a category of land, and not one of them is a lease anybody is recorded as holding. Nothing on this page is attached to a parcel: this site never infers a tenure or a term from policy and applies it to a parcel whose own document is silent, which is exactly why six of the twelve parcels on the register show no tenure at all.
What would move a rank. A further amendment to the Land Allotment Policy. The current text is the 2016 policy as amended by Amendment 01 of 2019 with effect from 16 February 2019, and by board decisions of 6 September 2017 and 11 May 2018. The Utility Facilities clause, at 30 years, was itself inserted by the twelfth board meeting of 11 May 2018, item 12.24.
Who is not on this list, and on which criterion
Fifteen of the twenty one standing terms in the policy are not on this list, on one criterion: they state no lease term. They set fees, deposits, payment stages, interest, transfer and sub transfer charges, discounts, area tolerance, approval thresholds and penalties, and they are all published on the charges page rather than ranked here, because a sum in rupees, a percentage of market value and a rate per month are not comparable on one scale.
The rent that sits on top of every one of these terms
The standard lease deed for both industrial and non-industrial purposes fixes an annual lease rent of Re. 1 per sq. m per year, payable annually, for the full 99 years from the date the deed is executed. The audited accounts corroborate it: the company has given land on lease for a period of 99 years and lease premium is charged at the rate of Rs 1 per square meter for 99 years over and above upfront lease premium. That nominal rent sits on top of the upfront premium in the rate card, it does not replace it.

The rule that outranks every term above
The Land Management Committee can allot land up to 250 acres on its own authority, and anything above 250 acres needs a DICDL board resolution. That threshold is the single most useful line in the whole policy for reading this register, because it tells you which parcels could never have been signed off at committee level.
