The answer, first
The largest land parcel on record in Dholera Special Investment Region is the 4,830.83 hectare transfer from DSIRDA to DICDL as equity share capital, stated in DICDL’s audited accounts for the year ended 31 March 2025. Twelve parcels are on the register, four of them carry a printed area, and this list was last verified on 4 August 2026.

How this list is ordered, and what would move a rank
The rule. Parcels are ordered by the area their own source document prints, converted to hectares where the source used another unit, largest first. There is no score and no weighting. A parcel ranks only if a document prints an area for it, and a parcel with no printed area is never given one, never estimated from the aggregate, and never dropped from the table.
The conversion. Three of the four ranked parcels are printed in hectares and are carried through untouched. One, the common cleanroom facility site, is printed as 2,000 sq.m and is shown as 0.2 hectare, using the exact definition 1 sq.m equals 0.0001 hectare. That is the only conversion on this page. No acre figure appears in this ranking because no parcel record states one.
What would move a rank. A registered lease deed or an index-2 entry stating an area for any of the eight unranked parcels; each would enter the ranking at once and could displace everything above it. A DICDL board resolution or Land Management Committee minute naming a per company area for Tata Semiconductor, Renew Photovoltaics, Polycab India or Inox Air Products, since the annual report names those four and prints only a 530 acre total. Or a restatement of the Activation Area figure in the next audited accounts, which the current accounts give as 1,167.87 hectare at 31 March 2025 in forward looking words.

Who is not on this list, and on which criterion
Eight of the twelve parcels are outside the ranked block on one criterion only: their source document prints no area. Four are the companies named in the Board’s Report on printed page 9, where a 530 acre aggregate is given and no company is given a figure of its own. One is the road land lease back, which the accounts describe only as 15 per cent of land appropriated for roads with no absolute area. Two are the e-auction awards, whose Letters of Award are dated but whose plot sizes are not stated. One is the unnamed group the source calls other prominent industrial proponents.
None of that is a statement about those holders. It is a statement about what the documents print. The not-listed page sets out every exclusion on this site with the criterion attached.
The two acre figures that are not parcels
The dataset holds two figures in acres, 530 acres allotted and 1,519 acres available, and neither appears in this ranking. They are aggregates rather than holdings: they describe land in bulk across all allottees, so ranking them beside a single parcel would compare a total with a plot. Both sit on the register instead, printed exactly as the source prints them.
