The answer, first
The highest published land allotment rate in Dholera Special Investment Region is Rs 8,000 per sq. m, for Central Business District and for Tourism and Hospitality land. The lowest is Rs 400 for a Solar Energy Park. Eight land uses are published by DICDL, all on 99 year leasehold, and this list was last verified on 4 August 2026.

How this list is ordered, and what would move a rank
The rule. Land uses are ordered by the rate the official DICDL Land Pricing page prints against them, highest first. Nothing is averaged, indexed or adjusted, and where two land uses carry the same rate they hold adjacent ranks in the order the source lists them. This is the only page on this site that ranks a price, and it ranks a published asking rate rather than anything anybody is recorded as having paid.
What would move a rank. A revision of the rate card itself, which the page allows for by heading its table Revised Land Allotment Rate without ever saying when the revision happened. Until a dated revision appears, every row here prints UNDATED in the effective date column and this ranking cannot be tied to a moment in time.

Who is not on this list, and on which criterion
No land use is missing from this list. All eight rows of Table A are published here, including the ones a seller would leave out, and no ninth rate has been added from any other source. What is excluded is a different thing entirely: every figure that is not a published rate. No transaction price appears on this page, because no document in this source set states a price paid for any named parcel in Dholera SIR.
A published asking rate is not evidence of a transaction, and this site never presents one as the other.

Four things this rate card does not tell you
- When it took effect. The table is headed Revised Land Allotment Rate and the page never says when it was revised, from what, or with effect from when. The only date anywhere on the page is a site wide footer field reading Last Updated 07/07/2026, which describes the website and cannot be tied to this table. Every rate row on this site therefore prints UNDATED.
- What anybody actually paid. No document in this source set states a price paid for any named parcel.
- The full cost. The rates exclude GST, registration fees, stamp duty and land filling cost, and the land is allotted on an as is where is basis. That wording is the source’s own. The charges page holds the fees, deposits, transfer charges and penalties that sit on top.
- The annual rent. On top of the upfront premium, the standard lease deed sets an annual lease rent of Re. 1 per sq. m per year, corroborated in the audited accounts at page 109.
Where this rate card came from, and where it did not
Not from the allotment policy. The DICDL Land Allotment Policy was read in full, all 99 PDF pages of it, and it publishes no per square metre figure at all. It defines a Reserve Price as a price the Land Management Committee fixes from time to time, and it leaves every price field in the allotment letter and lease deed forms blank. The eight rates here come from a separate official source, the DICDL portal Land Pricing page. Conflating the two is the easiest mistake to make with Dholera land pricing, because the policy is the document everyone cites and it contains no prices.
