Dholera Allotment The land record

Passing on part of it

This page tells you what DICDL charges when only a portion of an allotted Dholera plot changes hands, and the size limit that applies if you did not declare the plan at the start. It matters because the rates are exactly half the full transfer rates.

No paid placement · No developer money · Nothing for sale

In plain words

Sub transfer means passing on part of your plot rather than all of it. The charge is 20 per cent of market value if you have held it under five years, 10 per cent between five and fifteen years, and 5 per cent after fifteen years. Each of those is half the rate for a full transfer. There is also a size limit: a sub transfer that was not declared at the time of allotment cannot exceed 50 per cent of the land originally allotted to you.

Declaring it at the start changes what you may do

The cap is written against sub transfers that were not declared when the land was allotted. That wording implies the authority expects a buyer who plans to pass on part of a site to say so at the outset, and treats a later decision differently by limiting its size.

The policy as recorded here does not state what the limit is for a declared sub transfer, and this register will not fill that in. What it says is that an undeclared one stops at half.

Half the rate, and why that is consistent

Every band here is exactly half the equivalent band for a full transfer. That symmetry suggests the authority views a partial exit as half an exit and prices it accordingly, rather than treating it as a different kind of event.

The full transfer table sits on the transfer charges page, and reading them side by side is the quickest way to see the pattern.

Five per cent is printed as 05 per cent

The source table writes the last figure as 05 rather than 5. This register reproduces the source spelling in its quote and reads it as five per cent, which is the only sensible reading in a descending series of twenty, ten and five. Nothing else in the table is ambiguous.
